Carolina Flat Fee Realty does not provide “entry only/fsbo” listing services. We want to provide our clients with “full service” representation.
Our flat fee business model is pretty straightforward. There are no cutting corners or omission of typical features that come with a traditional full service model. You simply save money…. a lot of it, when using Carolina Flat Fee Realty.
On the listing side of every transaction our fee is $4,500. $1,500 up front and $3,000 due at closing. This is the same for a $300,000 residential property or a $1,000,000 residential property.
(Our philosophy is why should a homeowner with a $1,000,000 home pay a much higher commission than someone with a $300,000 home? It is essentially the same process and we provide this listing service for a “fair” “flat fee” amount.)

*We are a “Fiduciary” to our clients; putting their interests above ours.
*Professional pictures, professional home measurement, and a social media marketing kit. ($750 Value)
*A live/local licensed real estate agent representing you; not AI and not an 800 number.
*Full listing input on Doorify MLS which feeds to thousands of other real estate websites via the IDX (internet data exchange) feed.
*Guidance through real estate contracts, addenda, agreements, and disclosures.
*Marketing of your property via the MLS, social media, agent interactions, and multiple websites.
*Monitoring feedback from interested buyers and buyer agents.
*Contract/offer negotiations, repair negotiations, and facilitating the transaction until closing.
*Facilitating inspections, appraisals, loan status, and coordinating closing.
*Sign and lock box with riders.
*Full support and dedicated consultation throughout the transaction.
